I will never talk you into a payment that scares you, and if we run your numbers both ways and waiting wins, I will tell you to wait. We talk about the life first: who lives with you, what Saturday morning needs to look like, your comfortable monthly number, and your timeline. The specs fall out of those answers naturally. I will also connect you with trusted local lenders if you need a preapproval, because in this market your offer needs one attached.
A search that actually fits
You get listings matched to your real criteria, plus my honest take on each one. I have walked thousands of Las Cruces homes and I will tell you when a house has a problem the photos hide. Builder relationships also mean some of what I can show you never reaches the big portals at all.
Showings on your schedule
Evenings and weekends included. Out of state? I do live video walkthroughs so you can tour from anywhere.
Offers with a plan
I build every offer around current comparable sales and the seller's situation, then negotiate price, repairs, and terms personally.
Inspection through closing
I coordinate inspections, repair negotiations, appraisal, and title so deadlines never slip. You always know what is next and why.

The friendly agent in the builder's model home works for the builder. That is their job. Mine is to sit on your side of the table. I work with every active builder in Las Cruces, I know their communities and contracts, and in most builder transactions my representation costs you nothing extra because the builder compensates the buyer's broker. There is exactly one catch, and it is a real one: I have to be registered as your broker on or before your very first model home visit. Walk in alone and sign the sheet, and you can lose that free representation entirely. So call me before you tour, not after.
Why buyers go new here at all: in Las Cruces, new construction and resale routinely sell at the same price point. Same money, but one option comes with warranties, current code, and zero previous owners. And when something breaks in a resale, you pull out your checkbook.
